We are a family of 4 that lives in the Grand Rapids area. We chose real estate investing as a vehicle to help fund our retirement (we started saving way too late) and our kids’ (we have 2 girls) college education. We also enjoy alot of aspects of real estate investing that you just can’t get in other things like the stock market. Real estate offers a chance to not only make money but to meet nice people and to actually contribute to helping other people’s lives as well.
Our experience in real estate investing goes back to 1995 when we invested in a number of apartments and homes on the East side of Michigan. We made MANY mistakes along the way, some too painful to rehash here, but we learned alot about the business during the first few years.
It was in the late 1990s that we learned about selling a property as a “lease with option to buy”. The first property that we did this with was not a single family home, but a 4 unit apartment building. The buyers were other investors that just did not have the capital to get another mortgage (they owned a couple dozen at the time).
We proposed that they “lease” the building from us, then sub-lease apartments to the tenants. We structured the deal so that we could pay our mortgage payment, and they could make some cash flow as well. We agreed on a purchase price that they could purchase the property 1-2 years into the future.
This transaction was a win/win for everyone. The tenants had good management that took care of the place, the couple that lease/optioned the building made some cash flow each month, and we were able to get our mortgage payment paid every month until they got their own financing on the building.
Since this time, we have bought and sold homes using “lease with option to buy”.
We are now looking for families that are serious about owning their own home in the Grand Rapids area, but need a little time (for whatever reason) to get their own financing from a bank.
We are constantly coming across homes in Grand Rapids that would work great as a lease/purchase scenario.
