Please read the following so you know what’s going on…
First, let me explain what the qualifying form is….
It is our intent to provide quality homes in nice areas of Grand Rapids (and surrounding areas) to families who are serious about working towards qualifying to obtain their own mortgage within a 1-2 year time frame.
Since we always have more lease/option applicants than homes available, the qualifying form helps us to determine the likelihood of an applicant’s ability to obtain a mortgage within the option period.
To help us make the best decision for placing a family in one of our homes, we have made arrangements with a qualified mortgage professional to “pre-qualify” our applicants to determine the exact steps they will need to take to qualify for a mortgage within 1-2 years. The qualifying form helps us determine the best applicant for any one particular home. It will also give you a really good idea as to whether a bank will consider you for a mortgage in the next 12-24 months.
The mortgage professional will analyze your present situation - income, credit score, job history, etc. to give you and us more information so that we can make an informed decision before placing a family in one of our homes. The qualifying form does not bind you in any way with our mortgage guy. And we receive NO compensation or “kickbacks” from him should you decide to obtain a mortgage in the future using his services.
There are many factors that a bank looks at to decide whether to give you a loan or not. It is not as easy today as it was a couple years ago to obtain a mortgage, but a 1-2 year time frame (our typical lease/option period) provides plenty of time to get over many of the hurdles that banks require these days.
For example, often banks require that a person establish residency and job history for a period of time before a mortgage can be acquired. Anyone new to the area - even someone who owned a home before in another area or state - may not qualify for a new mortgage right away. That’s why a lease/option works well for that situation.
In the event that you do not qualify for one our homes, that does not mean that you will not qualify for the next one.

the form in PDF format here. Once completed, you will need to fax it to the fax number listed on the form.
When you complete the form below, you will receive a note with my cell phone number as well, in case you have any questions or whatever
during the process.
Be sure to leave comments or explanations if you feel something should be known to us. For example, if your credit sucks because of a health or job issue
from a year ago, let us know. Banks can also be swayed somewhat by submitting written explanations for things that are presently “shaky”.
